SCG Industrial Parks Acquires Small-Bay Light-Industrial Property in Redwood City

May 2025 -- SCG Industrial Parks, a newly branded industrial platform affiliate of Storage Corner Group, recently completed an acquisition of a small-bay, light-industrial property located at 815 and 831 Warrington Ave in Redwood City, California. The property represents Storage Corner Group's twenty-second successful acquisition and fourth light-industrial acquisition. The property will be rebranded as "Redwood City Business Park" and will be operated by SCG Industrial Park's affiliated, in-house property management team and contains approximately 20,000 square feet. The property's small-bay spaces span 900 to 3,500 square feet in size, is well positioned to serve the needs of local businesses, contractors and residents along the core Bay Area Peninsula, and will undergo a renovation to institutionalize its competitive market positioning.


This is the first time that the property has transacted since being originally constructed. Aligning with SCG Industrial Park's investment thesis, the property has a densely infill location, a value-add business plan, and is positioned well within Storage Corner Group's existing Bay Area management footprint. SCG Industrial Parks strategically pursues small-bay, light-industrial investment opportunities given the granular underlying income streams with flexible lease durations, lower tenant improvement requirements, and significant barriers to entry for new competing product.


SCG Industrial Park's has additional light-industrial business park locations in Marina, CA (Monterey MSA), St George, UT (St George MSA), and Orem, UT (Provo-Orem MSA). Storage Corner Group's aggregate portfolio now exceeds 1,100,000 square feet of self-storage and small-bay light-industrial space, spread across California, Utah and Idaho.
